Estate Cleanout Tips: How to Clear a Home After a Loss

Clearing out a loved one's home is one of the harder things a family goes through. There's the emotional weight of it, and then there's the practical reality: decades of belongings, furniture, appliances, and accumulated items that need to be sorted, donated, sold, or disposed of.

Having a plan makes it manageable. Here's what we've learned from helping Southeast Michigan families through this process.

Most families underestimate how long an estate cleanout takes. A single-story home with 40 years of belongings can take a full weekend with multiple people — or longer if you're doing it alone.

Don't rush it. Give yourself enough time to make thoughtful decisions about what to keep, what to donate, and what to discard.

Before anything goes in a dumpster or donation box, walk through the home and identify items with potential value:

• Jewelry and collectibles — Have these appraised before donating or discarding
• Antique furniture — Some pieces are worth significantly more than they appear
• Art and photographs — Family photos especially should be preserved
• Financial documents — Bank statements, deeds, insurance policies, wills
• Tools and equipment — Often in good condition and sellable

A quick walk-through with a family member who knew the home well can save you from accidentally discarding something valuable.

As you go room by room, sort everything into:

1. Keep — Family heirlooms, sentimental items, things someone in the family wants
2. Sell — Furniture, appliances, tools, collectibles with resale value
3. Donate — Clothing, housewares, books, furniture in good condition
4. Trash — Broken items, expired goods, worn-out clothing, general junk

• Local churches and community organizations — Often accept furniture and household goods

Call ahead to confirm what they accept and whether they offer pickup for large items.

For most estate cleanouts, our 15-yard trailer is the right size. It handles the volume of a single-story home comfortably — furniture, appliances, mattresses, boxes, and general household debris.

For larger homes (two stories, full basement, attached garage), the 20-yard gives you more room and reduces the chance of needing a second haul.

What you can put in the dumpster:

• Furniture and mattresses
• Appliances (refrigerators, washers, dryers, stoves)
• Clothing and linens
• Boxes and general household items
• Carpet and flooring
• Broken items and general junk

What we can't take:

• Hazardous materials (paint, chemicals, pesticides)
• Electronics (TVs, computers — these need separate recycling)
• Tires
• Propane tanks

Day 1: Walk through and identify high-value items. Sort into keep/sell/donate/trash.

Day 2–3: Remove and load trash items into the dumpster. Box up donations for pickup or drop-off.

Day 4+: Deep clean the home once it's cleared.

Having the dumpster on-site from the start means you're not making decisions about where to put things — trash goes straight in.
